LOUISVILLE PLANNING COMMISSION <br />STAFF REPORT <br />OCTOBER 11, 1994 <br />ITEM: Increase in allowable sign area for a subdivision directional sign <br />APPLICANT: Seventh-Day Adventist Church and CC&W Investments <br />LOCATION: Southeast corner of Highway 42 and Pascal Drive <br />ZONING: PR/PC - Planned Residential and Commercial <br />AREA: 5 Acres <br />REQUEST: Approval of increase in allowable sign area from 7.5 square feet per sign <br />face to 12.5 square feet per sign face for a temporary subdivision direc- <br />tional sign for Wanaka Landing. <br />BACKGROUND <br />The Seventh-Day Adventist Church is located on a five acre parcel at the southeast corner of <br />Highway 42 and Pascal Drive within the Louisville City limits. The church is located at the east <br />end of the property approximately 500 feet east of Highway 42. <br />Wanaka Landing is an approved single-family subdivision within the City of Lafayette located <br />approximately 1/2 mile east of Highway 42 with access from Pascal Drive. The final plat of the <br />first filing consisting of 97 lots has been recorded and is currently under development. The <br />preliminary plat shows a total of 242 lots in three filings. A four to five year buildout for the <br />entire subdivision is anticipated. <br />Section 17.24.170.B of the Louisville Municipal Code permits temporary subdivision directional <br />signs. Such signs shall not exceed 15 square feet per sign in total area or 10 square feet per sign <br />face. They may be allowed for a maximum of two years. A copy of this section of the code is <br />attached. A temporary subdivision directional sign has been permitted for the site in accordance <br />with the above requirements. It will be removed if this request is approved. <br />Section 17.24.190.B.4. permits "Bulletin board sign not exceeding fifteen square feet in gross <br />1 <br />
