BACKGROUND: <br />The subject property is within the Cornerstone Subdivision and Planned Unit Development <br />(PUD), which the City approved in 1990 (see Attachment Nos 2 and 3). The Cornerstone <br />neighborhood is zoned Planned Community Zone District (PCZD) and is part of the <br />Centennial Valley General Development Plan (GDP) (see Attachment No. 4). The <br />Centennial Valley GDP established a range of commercial, institutional, multifamily, and <br />single family uses surrounding the McCaslin Boulevard corridor. The Cornerstone <br />Subdivision is a single-family neighborhood with lot sizes ranging between 6,098 square <br />feet and 10,764 square feet and an average lot size of 7,197 square feet. The following <br />are the minimum building setbacks: <br />Front Setback: 18 ft. <br />Rear Setback: 15 ft. <br />Interior Side Setback: 5 ft. <br />Side Yard Adjacent to Street 18 ft. <br />Rear Yard Adjacent to Street 18 ft. <br />The original house, built in 1992, was destroyed by the Marshall Fire in 2021. The subject <br />lot at 900 Eldorado Lane is the smallest lot in the subdivision, and also has among the <br />shortest side yard length in the subdivision on the eastern boundary of the lot at 68.99 ft. <br />Most side property boundary lengths in the subdivision are at least 90 ft. in length, with <br />many over 100 ft. in length.
