To the south and east of the subject property is an open space outlot that was dedicated to <br />the City and the Via Appia right of way. The encroachment is an approximately 83-square <br />foot triangular section of the deck and a portion of the staircase. The proposal also <br />includes placing the home towards the front of the lot so that a section of the garage and <br />front porch encroach up to 7.8 feet into the 18-foot front setback. The placement of the <br />home in this location allows for a larger back yard and deck.
