SUMMARY: The applicant and owner, Dom Kickbush, requests approval of a final Planned Unit Development (PUD) to allow construction of a 32,367 square -foot small storage use with associated site improvements. The proposed development will include a three- story, climate -controlled self -storage facility with accompanying landscaping, parking, lighting, and required grading and utilities. BACKGROUND: The subject property is a vacant, 2.16 acre lot located in the Colorado Technology Center (CTC). The land is zoned Industrial (1) and development is governed primarily by the Industrial Development Design Standards and Guidelines (IDDSG). The lot fronts South Pierce Avenue on the east and is bounded on the north and south sides by existing commercial structures. The BNSF railway bounds the lot on the west. The city approved the Colorado Technological Center First Filing plat for the property in 1979. PUD PROPOSAL: The application proposes a 32,367 square -foot, three-story building with a prominent corner entrance on the south-east side of the building that addresses the primary street frontage of South Pierce Avenue. A second, service -oriented customer loading entrance is proposed on the south side of the building. One shared access point is provided on the south side of the site providing access to the parking and loading areas on the east and south sides of the building.
