SUMMARY: <br />The applicant and owner, Dom Kickbush, requests approval of a final Planned Unit <br />Development (PUD) to allow construction of a 32,367 square -foot small storage use <br />with associated site improvements. The proposed development will include a three- <br />story, climate -controlled self -storage facility with accompanying landscaping, parking, <br />lighting, and required grading and utilities. <br />BACKGROUND: <br />The subject property is a vacant, 2.16 acre lot located in the Colorado Technology <br />Center (CTC). The land is zoned Industrial (1) and development is governed primarily by <br />the Industrial Development Design Standards and Guidelines (IDDSG). The lot fronts <br />South Pierce Avenue on the east and is bounded on the north and south sides by <br />existing commercial structures. The BNSF railway bounds the lot on the west. The city <br />approved the Colorado Technological Center First Filing plat for the property in 1979. <br />PUD PROPOSAL: <br />The application proposes a 32,367 square -foot, three-story building with a prominent <br />corner entrance on the south-east side of the building that addresses the primary street <br />frontage of South Pierce Avenue. A second, service -oriented customer loading entrance <br />is proposed on the south side of the building. One shared access point is provided on <br />the south side of the site providing access to the parking and loading areas on the east <br />and south sides of the building.
