LOUISVILLE BOARD OF ADJUSTMENT STAFF REPORT AUGUST 18, 1993 APPLICANT: David and Susan Clark OWNER: same LOCATION: 637 Lincoln ZONING: RL - Residential Low Density REQUEST: Variances to allow a 0.8 foot side yard set- back where the requirement is seven (7) feet, a fourteen (14) foot street side yard setback where the requirement is twenty five (25) feet and 40% lot coverage where the requirement is 30% for construction of a two story addition to an existing single family residence. BACKGROUND The subject property is located at the southwest corner of Pine Street and Lincoln Avenue. The property is fifty (50) feet wide along Lincoln Avenue and 114.5 feet deep along Pine Street. Total lot area is 5725 square feet. There is an existing one story single family residence containing 1361 square feet. There is an existing 10 foot wide by approxi- mately 20 feet long covered patio on the west side of the existing home. In addition there is a 24' by 30' detached garage containing 720 square feet. The existing house is setback only 0.8 feet from the south property line, which is a side yard. The existing street side yard setback is approximately 14 feet from the Pine Street right of way to the covered front porch. The existing lot coverage is 36.3 percent. The proposal is to construct a two story addition over the westerly 12 feet of the existing house and the existing covered patio. The proposed addition would extend along the existing 0.8 foot sideyard setback 10 feet to the west (replacing the existing covered patio) for two stories. The second story addition would be setback approximately 22 feet from Pine Street. The first story portion of the proposed addition would maintain the existing 14 foot setback from Pine Street. The proposed addition would increase the lot coverage by 260 square feet, to approximately 40%.
