LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />AUGUST 18, 1993 <br />APPLICANT: David and Susan Clark <br />OWNER: same <br />LOCATION: 637 Lincoln <br />ZONING: RL - Residential Low Density <br />REQUEST: Variances to allow a 0.8 foot side yard set- <br />back where the requirement is seven (7) feet, <br />a fourteen (14) foot street side yard setback <br />where the requirement is twenty five (25) feet <br />and 40% lot coverage where the requirement is <br />30% for construction of a two story addition <br />to an existing single family residence. <br />BACKGROUND <br />The subject property is located at the southwest corner of <br />Pine Street and Lincoln Avenue. The property is fifty (50) <br />feet wide along Lincoln Avenue and 114.5 feet deep along Pine <br />Street. Total lot area is 5725 square feet. There is an <br />existing one story single family residence containing 1361 <br />square feet. There is an existing 10 foot wide by approxi- <br />mately 20 feet long covered patio on the west side of the <br />existing home. In addition there is a 24' by 30' detached <br />garage containing 720 square feet. <br />The existing house is setback only 0.8 feet from the south <br />property line, which is a side yard. The existing street side <br />yard setback is approximately 14 feet from the Pine Street <br />right of way to the covered front porch. The existing lot <br />coverage is 36.3 percent. <br />The proposal is to construct a two story addition over the <br />westerly 12 feet of the existing house and the existing <br />covered patio. The proposed addition would extend along the <br />existing 0.8 foot sideyard setback 10 feet to the west <br />(replacing the existing covered patio) for two stories. The <br />second story addition would be setback approximately 22 feet <br />from Pine Street. The first story portion of the proposed <br />addition would maintain the existing 14 foot setback from Pine <br />Street. <br />The proposed addition would increase the lot coverage by 260 <br />square feet, to approximately 40%. <br />
