<br />Paul to talk to Sam about the "conversion" and put words in on how it applies to rentals. Paul is <br />okay with keeping rental "trigger" in the Ordinance. He will talk with Sam about it however. <br />Capture working in conversions (when they become home ownership). Sheri would like to keep <br />it in the future and reserve the option to keep it in the ordinance. <br /> <br />Doris: would the intent be having the "foot in the door" with the rental piece and keep it simple? <br />Sheri M: Do not make it a focus piece, but keep it in there for the future. <br /> <br />Section G..in transition to inclusionary zoning requirements (pg 7) Paul wants to talk about <br />transition. What is the purpose of this? If there is a preliminary approval on a project from <br />PUD, we can apply this ordinance to it, but not if it had gone through final approval. Is this <br />section to try and make developers who are not required to comply, to voluntarily comply? <br />Wording of this section is a little confusing. Paul to work with Sam to make sure the wording <br />states what LHA would like, which is for someone to voluntarily comply with this. <br /> <br />Needs to state that if you have a preliminary application filed prior, SHALL comply. Eliminate <br />G3 if the wording of G 1 & G2 are clarified. <br /> <br />What is the intent of buying off-site; get payment in lieu of and purchase a home in Louisville? <br /> <br />On eligibility of purchaser.. .17.30.060 How will this be defined? This is standard. Bdrm size is <br />assigned by # of family members. Is there a limit based on bdrm size? Zoning ordinance does <br />not set # of family members, but it does if unrelated. Predetermined family guidelines. <br /> <br />Density bonus: if we don't offer something concrete in the beginning, what incentive is there <br />for a developer? Should we establish a density % in the beginning? All we can assume is that <br />you will not get any density bonus. Should we put it in, in a moderate way, and let it get stricken <br />down. (look at other ordinances to see what they offer) <br /> <br />Who is making the changes we have talked about? Paul will talk with Sam today. Packets due <br />out on Friday. Move forward with this ordinance with minor changes. Get vision out for <br />community goals and identify challenges: how do we administer it? <br /> <br />Meeting is on November 9th. 6:30 p.m. at Louisville City Council. <br /> <br />Development and Rehab <br /> <br />Hillside looks nice. Not completed yet. The colors are not drastically different. They look very <br />nice with the wainscoting. Planned to be completed by Thursday, Nov 2nd. Will reduce utility <br />costs at the site. <br /> <br />Done painting at Lydia and Sunnyside. Touch up only. <br /> <br />We need to start thinking about what we want to do at Regal Square... what do we do with <br />relocation issues? All our subsidies are tied to here, where they pay approximately $50-$100 a <br />month. <br />
