OK. <br />Mr. Chairman, Members of the board, the Applicant Steve Elliot is requesting approximately a six foot <br />front yard setback to allow a nineteen foot front setback from his home. Rather than the required 25 <br />foot setback. The applicant is requesting the setback variance to construct a new single family home <br />approximately at approximately 380 County Road. The subject property is currently vacant. single <br />Family homes to the north, south, and west zoned residential medium density. To the east is a <br />Burlington Northern Railroad runway. The subject property is in the Shrider subdivision and is 7500 <br />sq. feet in the area. Proposed are of the single family home and detached garage is approx. 1320 <br />sq. feet resulting in a lot coverage of 16% of the gross lot area. Maximum lot coverage for that zone <br />district is 35%. Staff has reviewed the subdivision file, and for possible outstounding obligations <br />required under the subdivision? no subdivision grant was found. Staff does recommend approval of <br />the front setback variance. That's aliI have. <br />We had talked earlier about the actual setback. There is just a question on this. From the sight plan <br />it appears that the actual front setback from the house is 21 ft instead of 19 ft. Is that correct? <br />There was some confusion about that because the front porch when I drew that plan, I wasn't sure if <br />that front porch counted as that setback or not. So I kind of modified where I placed the house on <br />there. And I requested a 6 ft. setback, but probably 4ft. would accomodate it if the porch is excluded. <br />From reading the applicants letter, I went with the , gave the benefit to the applicant in going with <br />what they requested is a six foot front yard setback even though it's somewhat contrary to the one we <br />would expect based upon a 21 ft. existing yard and setback. <br />If that is 21 ft, would the 4 ft. come off of that so that they would be requesting a 7ft. front setback if <br />the porch is raised? Is that actually what is being requested? <br />The requirement is 25 ft. so the --- if the porch is covered then it would be subject to the setback <br />requirement. <br />Covered porch? <br />So it would be actually 5ft. setback. <br />There is a 4ft. projection on that front porch. <br />Thanks. <br />They are asking for an 8 ft. variance then? <br />Eight Foot variance. <br />to allow 17ft front setback rather then the required. Also we believe that the garage requires a - is <br />an unattached building and setback requirement is different. <br />On an unattached accessory structure in an RM zone district the front setback requirement is 35ft. <br />I wasn't aware of that. The setback requirement on the detached part of the garage when I made <br />that application but I would like to include it at this time if I can. To make so it can be the same <br />setback as the principal part of the house not the porch but the main part of the house. <br />So you would be requesting that 14 ft. variance on the garage? The two main <br />ones of my concern are two large Spruce Trees that are situated appox. in the middle of the lot, and I <br />would like to include those. I don't want to have to remove them. So I wanted to situate the house <br />
