close. This is a one to thirty so we need, that's probably about an inch - so I'd say that's probably out
of the? clearance area. If any. If the fence were authorized by the board, staff would again review it
for, to ensure that the corner of the fence line was outside of the vision clearance area.
OK.
I guess now I would have to agree with your pOint that their are, there's plenty of instances around
that you can find that even in some of the newer areas, similar situation. The house across the street
on the opposite corner, does it face the same way? Is it situated the same way that? McKinley or
Monarch?
It has an Monarch address.
So the drive goes out into Monarch?
That's correct.
So your lot is really, is it safe to say that their lot is unique in this neighborhood with the corner?
Cadicorner?
I didn't look at that house.
I would say it's a very shallow lot. Generally the, in most cases in review of building permits, the, I
can understand because of the length of the house, and a ranch style house often faces the longer of
the two local streets and in some of the newer subdivisions that we looking at now would, with more
restricted setback requirements, often times the houses face on the shorter of the two frontage but
we don't see a lot of the ranch style houses coming through the subdivisions at this point. That's all I
have, Steve.
Thank you. Are there any comments?
I would like to hear any public comments. OK. Is there any effected neighbors or public that is
interested in this case?
There doesn't appear to be.
I would say that I want to add that I visited the and drove by the site also and it would appear that the
City could do nothing about it if the home owner decided to put a six foot fence along the front part of
the house instead of the side part of the house or their definition of the side part of the house and that
situation would be a whole lot worse then the variance that they are requesting. So in my opinion,
that would go right along McKinley Avenue and I myself have no problem with this so at this point I'll
take a motion if you would like that. I would like the motion to say something about the 30 foot side
triangle. Phrase it that way.
I'd like to make a motion to grant their variances opposed to the 2 foot high clearance. Do you want
to make something contingent upon the site? the side triangle.
Would we need to do that - would it still have to be -- you wouldn't really be required to do that.
OK.
Then we--- ? would be required to review that issue in the event. We did not authorize a obstruction
within the vision clearance area.
OK. Then we are OK. Do I hear a second?
Second.
Role call?
Vance?
Yes.
Steve Pendergrast?
Yes.
Dave Smith?
Yes.
And Alan?
Yes.
OK your variance is granted.
Thank you very much gentlemen.
