<br />STAFF PRESENTATION: <br /> <br />Wood referred to the staff report of June 28, 1990. <br />recommends denial of this variance. <br /> <br />Staff <br /> <br />Chairman Sears closed the public hearing. <br /> <br />BOARD COMMENTS: <br /> <br />Sears asked what the allowable coverage for R-E <br /> <br />I' C' ') <br />0. <br /> <br />Wood stated that the Grove was approved under a final development <br />pI an which allows a cover age of 20%, because it was approved <br />under a development plan there were var iances granted by the <br />development pIan for setback. <br /> <br />Smith asked if the applicant could put in a flag stone patio if <br />they wanted without any problem or any variance? <br /> <br />Wood stated that is correct. <br /> <br />Swires asked if this house was already constructed when you <br />purchased it'? <br /> <br />CIark stated yes it was. <br /> <br />Smith asked jf there was another access to deck three besides off <br />of deck two? <br /> <br />Clark stated no there isn't. <br /> <br />Swires moved to approve the variance to allow for a 10' rear yard <br />setback in lieu of the 20' rear yard setback and a requirement <br />that a portion of deck number 3 next to the house be no more than <br />one foot off the present lowest level of dirt at the back of the <br />house, seconded by Ross. By Roll Call Vote Motion passed 4-0. <br /> <br />Sears moved to amend the variance that would grant a variance for <br />lot coverage not to exceed 25.1%, seconded by Smith. By Roll <br />Call Vote Motion passed 4-0. <br /> <br />C. MR. AND MRS. JIM SHAFFER - SETBACK VARIANCE <br /> <br />Chairman Sears opened the public hearing. Notice was published <br />in the Louisville Times June 13, 1990. <br /> <br />APPLICANT'S PRESENTATION: <br /> <br />Shaffer stated that they are requesting a variance for a 15 foot <br />rear setback in order to construct a redwood deck. The rear yard <br />is only 16 feet deep. The lot backs to the bike path and irriga- <br />tion ditch. There are no structures within approximately 100 <br />feet to the rear. <br /> <br />Chairman Sears asked jf there was anyone that would like to speak <br />
