Sisk offered a friendly amendment that no building permit or demolition permit will be <br />authorized until the parking has been identified and the PUD is submitted and approved, <br />accepted by Davidson and Levihn. <br /> <br />Roll call was taken. Motion passed by a 4-1 vote, with Sisk voting against and Howard <br />excused prior to the vote. <br /> <br />Davidson called for a five-minute recess (lO:OO p. m.). <br /> <br />'Davidson called the meeting back to order. <br /> <br />RESOLUTION NO. 14, SERIES 1999 - FINAL PUD DEVELOPMENT PLAN <br /> FOR 841 FRONT STREET <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated that the Boudreau-Love Partnership, LLP, <br />represented by Hartronft Associates, P.C. has submitted a Final PUD development plan <br />for the expansion of a 2,896 SF, two-story office building located at the southwest comer <br />of Walnut and Front Streets. The property is zoned Commercial Community (CC) and is <br />4,686 sf in area. <br /> <br />The existing building is currently occupied by professional office and is 22 feet high at <br />the ridgeline. There are four, on-site parking spaces located immediately to the east of the <br />building, entrance off of Front Street. PUD approval would authorize the addition of <br />approximately 4,125 sf total with that square footage being distributed evenly between a <br />new basement, and the main and second floors. If approved the PUD would authorize a <br />density increase from approximately .62 FAR to 1.20 FAR, not including basement. Of <br />the total proposed 7,021 square feet, it is intended that 1,375 square feet on the main level <br />would be used for retail and/or restaurant. The second story would be used for <br />professional office and a note has been added to the PUD, which restricts the basement to <br />storage only. <br /> <br />Architecturally, the existing office would receive a new false front on the east elevation <br />with a maximum height of twenty-six feet. Principal building material would be painted <br />lap siding and trim. A rooftop mechanical unit is shown to be screened and at a height of <br />twenty-two feet. A small wall-mounted sign is proposed above each building entry from <br />Walnut and Front Streets. A head gate planter detail has been provided at the northeast <br />comer of the parcel. <br /> <br />The revised PUD, based upon direction from City Council and the Planning Commission, <br />reflects a site plan configuration with the addition to the west of the existing building. <br />Council supported the presented option, which does require a rear setback variance of <br />twenty-feet but would retain the four parking spaces on site. The option also preserves <br />more of an open feeling at the comer with the addition of approximately 300 sf of <br /> <br />29 <br /> <br /> <br />
