DAA JDESIGN <br />ARCH ITECTURE+INTER IORS <br />Recommendations: <br />1. Continue to monitor the drainage around the perimeter of the building. The perimeter should be <br />observed after snow and significant rain events to assess all areas of pooling water. <br />2. The top of the foundation relative to the top of grade should be determined around the entire <br />perimeter of the building. If the top of the foundation is determined to be less than six inches above <br />the existing grade, new grading should occur to bring the grade down below the top of the foundation, <br />as prescribed by a licensed geotechnical engineer. <br />3. Finished grade around the foundation perimeter should be re -graded to create positive drainage away <br />from the building and any neighboring buildings. The top of finished grade should be a minimum of 6 <br />inches below the top of the foundation and slope away from the foundation for at least the first 5 feet. <br />v� Buried drain pipes may need to be installed in coordination with new grading to create proper <br />drainage along the north, south, and east sides of the building. Coordinate all slopes and designs with <br />a licensed geotechnical engineer. <br />4. The wood floor framing members in non -visible portions, including the sill plate, rim board, floor joists, <br />and floor sheathing should be inspected for rot caused by poor drainage. If rot is found in any of these <br />members, the affected flooring should be replaced as prescribed by a licensed structural engineer. <br />Finish materials are close to grade at the west side. The, fbundation in this area is a concrete slab. <br />PARKING <br />Description: <br />There is no parking garage located on the site nor any record of one having existed in the past. There is paved <br />parking on the west side of the property adjacent to the alley. This parking area is designated as private parking <br />and appears to accommodate up to six vehicles with four locations having concrete wheel stops. The parking <br />area is constructed of poured concrete up to the property line. A wood fence separates the parking area from <br />the rear yard and there is a single step down from the parking to the yard. Additionally, there is also public <br />parking along Main Street to the east. <br />921 MAIN PAGE- 16 <br />
