DAA JDESIGN
ARCH ITECTURE+INTER IORS
FLOOR & CEILING SYSTEMS
Description:
The floor framing of the main floor was not entirely exposed for analysis. The floor framing can mostly be seen
from within the basement but there is floor insulation that obscures the view to some areas. The floor insulation
is unfaced fiberglass batts and according to building records the insulation value is R-19 and was added in
1978. The floor insulation has fallen or been pulled down in a few areas. The floor joists are still visible while the
floor sheathing and rim joists are obscured by the insulation in most areas.
The floor framing is constructed with 2x6 floor joists at 24-inches on -center, spanning in the north -south
00.direction. The joist sizing is roughly 1 %" x 5 W, indicating that the joists are of older construction and likely
original. The floor joists change direction in one area on the south side of the building, spanning in the east-
west direction, but the construction materials and techniques match the other original areas of construction.
This part of the floor appears to be beneath the south facing gable.
The southwest corner of the building is not part of the original construction, and the floor joists are nominal
2x6's at 16-inches on center. There is a 2x sill plate throughout, but it could not be determined how the sill plate
is fastened to the CMU foundation walls. The original west wall sill plate is visible in the basement that was
exposed when the west additions were added, and the original west foundation wall was removed.
2x6 floor joists, 2x sill plate, and original floor sheathing visible where the insulation has been removed.
In the crawlspace areas there are various floor joist supports constructed of stacked CMU bearing on soil.
There are also remnants of old beams and columns including wood columns and a steel railroad tie beam.
There appears to have originally been a central beam line that was removed when the basement was dug out.
There are two beam lines that are newer construction and appear to have been added in 2023, according to
building records. These newer beams are constructed of 3-ply 2x6 nominal lumber that are supported by
adjustable steel pipe columns. The columns are spaced between 8'-6" to 11'-9" apart and bear on poured
concrete footings. The depth of the column footings could not be determined but the top of the footings are a
combination of 8-inch and 10-inch diameters. The steel columns are attached at the base to the footings and at
the top to the beams. The beams are spaced approximately 7'-0" from the north foundation wall and 9'-9" from
the south foundation wall with 6'-8" between the two beam lines.
921 MAIN PAGE - 21
