that there is another property across McCaslin Boulevard that will be coming forward and <br />questioned why the developer of that property wouldn't expect to also receive some <br />exemptions from the Commercial Development Design Standards & Guidelines. He <br />stated that Council has been very strict in requiring previous developers to adhere to the <br />guidelines. <br /> <br />Mayer asked Wood for clarification that the landscape buffer goes from six to nine feet <br />wide. <br /> <br />Wood replied, yes. <br /> <br />Lathrop asked Haisfield if he would agree to provide berming on the west side of the <br />project to screen the parking lot. <br /> <br />Haisfield replied, yes. <br /> <br />Lathrop asked Haisfield if he would agree to increase the landscape buffer width to eight <br />feet. <br /> <br />Haisfield replied, yes. He stated that it could also be lengthened. <br /> <br />Lathrop questioned his fellow Councilmembers at to whether the applicant agreeing to <br />amend the plans accordingly, would relieve their concerns. <br /> <br />Davidson replied that the landscape buffer is relatively short compared to the length of <br />the property. He did not believe that is the intent of the Commercial Development Design <br />Standards & Guidelines. He agreed that it would meet the intent if the buffer was <br />extended and there were two driveways into the back parking lot. He stated that the <br />driveways shouldn't be wide enough to accomplish a drive-through. <br /> <br />Lathrop replied that access from this lot to the Outback Restaurant is required for a cross- <br />parking agreement. He asked his fellow Councilmembers if their concerns would be <br />relieved if the applicant agrees to increase the landscape island width and length. <br /> <br />Mayer replied, yes, it would address his concerns. He agreed with Davidson that it should <br />be extended from driveway to driveway. He felt that the island's varying width is due to <br />the lot angle. He stated that extending the island would also require angling the building. <br />He asked Haisfield if that is possible. <br /> <br />Haisfield replied, yes. He stated that the building could be shifted to the north to <br />accomplish this. <br /> <br />Mayer stated that this would satisfactorily address his concerns. <br /> <br />22 <br /> <br /> <br />
