Within the Hospital Parcel, the applicant <br />proposes the establishment of three building <br />height zones with minimum setbacks and <br />building massing design standards. The three <br />height zones are for three-story, four-story, and <br />five -story buildings. The standards include <br />different maximum heights for the buildings, the <br />parapets, and mechanical screen structures as <br />noted in Figure 9 below. Due to some of the <br />unique requirements for hospital and medical <br />office developments, the proposed maximum <br />heights are taller than what would be expected <br />in non -medical office buildings. <br />The proposed building massing design <br />standards would require building step -backs of <br />15 feet for building elements above 45' and <br />limit the footprint of building elements above <br />45' to 5013/0 of the lower building footprint. This <br />is intended to moderate the visual impacts of <br />the building massing for taller buildings.
