6. That wall-mounted light fixtures are limited to 150 watts; <br /> <br />7. <br /> <br />That parking lot lighting is revised to meet the minimum lighting level of 1. O footcandle, <br />and that a revised photometric site plan is submitted for Staff review and approval prior <br />to City Council hearing; <br /> <br />That bollard or other similar pedestrian scale lighting is added to the main pedestrian <br />plaza area to achieve minimum lighting levels established in the CDDSG; <br /> <br />That the landscaped area adjacent to the south end of the western portion of the building <br />is modified to include the required shade tree plantings; <br /> <br />10. <br /> <br />That the applicant receives written authorization from all affected utility companies for the <br />placement of any permanent improvements in this utility easement and that if any site plan <br />modifications are required, those are subject to City review and approval; <br /> <br />11. <br /> <br />That the applicant agrees to formalize the commitment to participate in possible future <br />funding of McCaslin interchange improvements, including acknowledgment that they will <br />not protest inclusion in a possible special improvement district on the grounds that their <br />properly does not benefit by such improvements, with language to be incorporated onto <br />the Plat and in the subdivision agreement that is subject to approval by the City Attorney, <br />City Administrator and Mayor; <br /> <br />12. <br /> <br />That the applicant make necessary plan revisions to the site summary table reflecting the <br />plan changes made since the Planning Commission hearing. Floor area square footage <br />designated for the office building on Lot 2 parking is a net number and shall be revised <br />to reflect a maximum of 35, 888 sf; <br /> <br />13. <br /> <br />The phasing plan shall be modified to reflect that internal access drives connecting Lot 2 <br />to Century Office Park and McCaslin Blvd. shall be completed prior to issuance of the first <br />Certificate of Occupancy; <br /> <br />14. <br /> <br />All portions of Lots 1 and 2 disturbed by overlot grading shall be reseeded immediately <br />after the completion of overlot grading with exception of that portion of Phase 1 which has <br />been issued a building permit; <br /> <br />15. <br /> <br />The PUD landscape plan and corresponding area calculation shall be revised to reflect <br />a minimum of 16% living landscaped area for Lot 2; <br /> <br />2 <br /> <br /> <br />
