A request for approval of a final planned unit development (PUD) plan to allow for the <br />construction of a 65,186 SF flex office/warehouse building in the Business Center at <br />CTC, Replat C. <br />. The project requires the consolidation oflots 5 and 6, Block 6, Business Center at CTC, <br />Replat C. A Covenant agreement will be required to consolidate these properties. <br />. Property access is provided by three (3) separate access points on each street frontage, <br />which offers good internal circulation. <br />. The Public Works Department has requested that the drive accesses shown on the <br />development plan be constructed as ramp drives. They will provide the applicant with <br />ramp drive details for their reference. <br />. The applicant is requesting a waiver to the allotted wall sign and monument sign <br />regulations established in the IDDSG and the Sign Code. The waiver request is to permit <br />three (3) 5' x 8' (40SF each) monument signs and four (4) 2' x 20' (40 SF) wall signs for <br />a total of 160 SF. <br />. The applicant has provided a color scheme, parapet variations, reveals, pop-outs and <br />entry features to breakup the extended length and to provide a certain degree of <br />pedestrian scale to the proposed building. <br />. The overall height of the building is approximately 34'6", to the top of the highest <br />parapet. <br /> <br />Staff recommends approval of the final planned unit development (PUD) plan to allow for the <br />development of a 65,186 SF light industrial/flex building in the Business Center at CTC, Replat <br />C, with the following conditions: <br />1) Prior to the issuance of a Building Permit, Execute and Record a Covenant Agreement <br />that consolidates Lots 5 and 6 into one property. <br />2) Wall signs may only be 40 SF; regardless of the building has one or four tenants. At no <br />time shall any tenant be permitted more than 40 SF of signage. <br /> <br />Commission Questions of Staff: <br />None heard. <br /> <br />Applicant Presentation and Commission Questions of Applicant: <br />Jim Vasbinder, Etkin Johnson Group, discussed the location of the building as being due east of <br />a building they currently have under construction. The proposed building is to be identical to that <br />building. <br /> <br />Lipton discussed with Vasbinder the following: parking at rear of building, ADA parking <br />requirements, location of ADA parking, lighting at the back of the lot and bike parking. <br />
