Planning Commission <br />Staff Report <br />May 12, 2011 <br />BACKGROUND: <br />The applicant, Karl Fettig, is requesting to construct an additional residential unit on his <br />property located at 1442 Main Street. The property is zoned Commercial-Neighborhood <br />(CN). Multi-family residential is permitted as a special review use (SRU) in the CN <br />District. A single family structure is currently a located on the property. <br />The property is located on the northern portion of Main Street, east from the Louisville <br />Middle School, and west of the Burlington Northern rail line.Although the surrounding <br />properties are zoned CN, there are existing uses which are complimentary to residential <br />uses. To the north are five (5) multi-family residential units; to the south is a private pre- <br />school; and to the west is a public middle school. <br />The existing structure was constructed in 1930. Even though this property is outside of <br />the Old Town Overlay District, the structure is 50 years or older and requires a <br />demolition review by the Historic Preservation Commission (HPC) if modifications trigger <br />such a review. It should be noted the proposed request does not trigger a demolition <br />review. <br />PROPOSAL: <br />According to the attached SRU plan, the applicant is requesting to attach an additional <br />unit to the north of an existing single family structure. The following is a detailed <br />description of the project: <br />Use <br />Chapter 17.12.030, of the Louisville Municipal Code (LMC), established a use table <br />which dictates the uses permitted in each zone district. The existing property is being <br />used as single family residential. According to the land use table, single family <br />residential is not a permitted use in the CN zone district.
