Preliminary recommendation of approval is subject to a review and approval <br />by the City of Louisville of requested legal and geotechnical documentation <br />related to the use of Hecla Lake and the associated dam structure. <br />2. Preliminary recommendation is subject to written approval of an access plan <br />by the Northern Colorado Water Conservation District (NCWCD) to their <br />pump station facility. <br />3. Preliminary recommendation of approval is subject to a review and approval <br />by the City of Louisville of requested trail crossing at South Boulder Road, by <br />either a traffic signal or signalized HAWK crossing. A traffic study will be <br />required to determine the best crossing option during the Final PUD and Final <br />Plat. <br />4. All yard, bulk and other urban design components of the project shall be <br />subject to further City review and approval as part of the Final PUD and Final <br />Plat. <br />5. Staff has requested each front loaded single-family unit be designed to step <br />the garage back so the prominent feature of the structure will be the front of <br />the house and not the garage and shall be delineated in the Final PUD and <br />Final Plat. <br />6. A formal landscape submittal for the gateway sign location will be required as <br />part of the final review. <br />Commission Questions of Staff: <br />Sheets stated a concern about the timing of the development of the commercial <br />property since the developer would not be the person developing that portion of the <br />project. <br />Lipton stated his understanding of how the phasing would be completed. <br />Russell clarified that both a traffic light and a HAWK would not be built. He also <br />confirmed the Commercial Development Design Standards and Guidelines <br />(CDDSG) are being used for the development of the commercial area. <br />Pritchard moved and Loo seconded a motion to enter into record the additional <br />documents provided by staff. Motion passed by voice vote. <br /> <br />
