City Council <br /> Meeting Minutes <br /> February 7, 2012 <br /> Page 8 of 16 <br /> Mayor Muckle requested a staff presentation. <br /> Economic Development Director Star updated Council on some of the key projects for <br /> December and January. <br /> • Sam's Club —Walmart's commercial broker updated the BRaD Committee on the <br /> factors which make it difficult to find a good tenant. <br /> • Safeway — Loftus Development submitted plans for a multi-family rental <br /> redevelopment, and is scheduled before the Planning Commission on February 16. <br /> • Conoco Phillips —Will submit for an extension of their development plan approval. <br /> • Business Assistance Agreements —Three BAP requests during these 2 months. <br /> • King Soopers — Remodeling continues; they anticipate a grand re-opening in the <br /> spring, prior to the Easter holiday. <br /> • The downtown building owned by Boulder County has been listed for sale and went <br /> under contract quickly, but the contract has fallen through. <br /> • The Centennial Valley Merchants membership is growing. <br /> • The Business Retention and Development (BRaD) committee, and members of City <br /> Council continued their business retention visits in 2011 and completed 41 visits, <br /> which is an increase from 32 in 2009 and 39 in 2010. <br /> COUNCIL COMMENTS <br /> Mayor Muckle reported on a Centennial Valley Merchants meeting where discussions <br /> centered on planning a July 4m event to complement the City's fireworks display. <br /> RESOLUTION NO. 11, SERIES 2012 —A RESOLUTION APPROVING A <br /> PRELIMINARY SUBDIVISION PLAT AND PLANNED UNIT DEVELOPMENT (PUD) <br /> PLAN FOR THE STEEL RANCH SOUTH DEVELOPMENT <br /> Mayor Muckle requested a staff presentation. <br /> Planning Director Russ explained RMCS, LLC has submitted a Preliminary Plat and <br /> Planned Unit Development (PUD) plan to allow the development of approximately 306 <br /> proposed residential units on 17.32 acres, which will be named "Steel Ranch South <br /> PUD", formerly known as "Takoda PUD Planning Area #4". The applicant requests a <br /> preliminary Plat and PUD to guide the placement of 306 residential units within the 17 <br /> acre parcel. The development is separated into two planning areas: Planning Area 4A <br /> and Planning Area 4B. Planning Area 4A consists of approximately 66 single-family, <br /> either attached or detached, alley-loaded residential units. Planning Area 4B consists of <br /> approximately 240 multi-family units within 10 multiplex apartment buildings clustered <br /> around a common space. Circulation throughout the apartment site is provided by 22' <br /> wide private drive aisles. The proposed street widths and right-of-way (ROW) <br /> standards are narrower than current City standards. <br />
