Planning Commission <br />Meeting Minutes <br />October 13, 2011 <br />Page 5of 13 <br />retail/commercial building. He also questioned if they could change the use from <br />commercial to possibly residential. <br />Russ discussed the phasing plan, the infrastructure and change in use requirements. <br />He stated the change in use requirements would require an amendment to the <br />general development agreement (GDP) and the PUD with public hearings before <br />planning commission andcity council. <br />Sheets stated she had no questions. <br />Applicant Presentation: <br />Rick Brew, representing Takoda and RCMS, LLC stated the request will clarify the <br />confusionand will allow them to have the lot ready for development / building. He <br />also stated the horizontal improvementshave been completed. <br />Commission questions of Applicant: <br />None heard. <br />Public Comment: <br />None heard. <br />Summary Comments and Request from Staff and/or Applicant: <br />None heard. <br />Closed Public Hearing –Planning Commission Discussion: <br />Brauneis thanked staff for a good summary and he also stated his support of the <br />request. <br />O’Connell and Pritchard stated their support. <br />Lipton and Sheets expressed concerns that the site might not be developed as <br />commercial.
