Itwas the applicant’s desire to not include the platting of individual single family lots in <br />Phases 3 and 4 in the previousplatting submittal. <br />REQUEST: <br />The applicantis now seeking to finalizethe platting process for the subdivision by <br />platting the single family lots within northern areas,Phases 3 and 4.This request only <br />affects the subdivision plat and not the PUD. No changes are proposed for the PUD. <br />FinalSubdivision PlatAmendment <br />The requested plat amendment finalizes the establishment of the remainingprivate <br />residential lots, private outlots and public rights of wayfor the North End Subdivision. <br />Larkspur Lane and Blue Star provide the public access to the proposed lots, with <br />Larkspur Lane culminating in a cul-de-sac at the northern end of the subdivision. <br />A total of 28 single family lots will be platted by this action. These lots are consistent <br />with the North End General Development Plan (GDP) and accounted for in the Final <br />PUD unit countand density calculation. Nochangesto the overallGDP unit count and <br />density calculation are being proposed. <br />Outlots 11, 13, and 14 are dedicated by this plat as private open space and will be <br />maintenance responsibility of the North End Home Owner’s Association (HOA) <br />Public Land Dedication <br />No public land dedication is required for this subdivision amendment. The applicant has <br />met the total land dedication requirement for the North End Subdivision through <br />previous subdivision processes. <br />Public Street Standards <br />Proposed street widths and right-of-way standards reflected in the Final Subdivision Plat <br />amendment are consistent with Cityrequirementsand street standards established in <br />the North End Phase Iand Phase II PUDs. <br />Utility Easements <br />Proposed utility easements within the Final Subdivision Plat amendment were reviewed <br />by the City of Louisville Public Works Department and found to be consistent with City <br />standards and appropriate for the subdivision. <br />STAFF RECOMMENDATION: <br />Staff recommends approval of the North EndPhase IIFinalSubdivision Plat <br />amendment without conditions. <br />PLANNING COMMISSION ACTION: <br />Resolution No.08, Series 2012, recommends approval, by the Planning Commission, of <br />the North End PhaseIIFinalPlat amendment, without conditions. The Commission <br />may approve (with or without conditions), continue or deny the request. <br />3 <br />
