Building Code Board of Appeals <br />Minutes <br />May 17, 2012 <br />Page 2 of 4 <br />Projects for 2012 Building Code Board of Appeals <br />2012 Building Code Adoption – <br />Board members are to <br />o <br />review the books they have been given. Discussions will <br />begin at the next Board of Appeals meeting on the changes <br />to the 2012 codes and if the city might want to adopt into the <br />building codes in whole or parts. Boulder is adopting the <br />2012 codes. Longmont is looking at adopting them. <br />1. Report from Board members on the Significant <br />changes for 2012 <br /> – <br />a. Structural – Matt – <br />There are no big changes <br />between the 2009 and 2012 codes. The <br />changes were more along the lines of cleaning <br />up the codes. Mike commented that at the <br />installers meeting that he went to, they were <br />looking closely at the wind load for rooftop <br />units due to units in the past blowing off some <br />roofs. The change in the 2012 code is a <br />requirement on attachment. Matt comments <br />that this would be more for seismic areas. <br />b. IBC – David – <br />There is a new Photo Voltaic <br />section for roof mounted systems and the <br />material to be used. The new codes also <br />clarify residential single exits. The guardrail <br />height for decking is also changed. There is <br />also a change to window opening protections. <br />Mike adds that we might want to look into this <br />one for high wind issues. <br />c. Plumbing/Mechanical – Gary – <br />There are <br />changes to the length of indirect wastepipe for <br />restaurants. There is also a change to hot <br />water heaters and how the temperature is <br />controlled. It can no longer be done by <br />thermostat due to inconsistencies. Control <br />should come from a faucet. <br />2. ICC 700 & IgCC – Mike – <br /> Current subdivision <br />builders are building close to these codes already. <br />For commercial tenant finishes, the switch to the 2009 <br />code helped to get the builders closer. There is <br />question of if parts or all of the codes should be <br />adopted or possible make it a voluntary process. <br />Staff and the Board need to discuss how much would <br />actually come from these changes, if they happen. It <br />would take a little while to get the changes <br />implemented. There would be training for inspectors, <br />which could last 6-9 months and then another 6-9 <br /> <br />
