Building Code Board of Appeals
Meeting Minutes
May 17, 2012

Discussion

Projects for 2012 Building Code Board of Appeals

2012 Building Code Adoption –
Board members are to
o
review the books they have been given. Discussions will
begin at the next Board of Appeals meeting on the changes
to the 2012 codes and if the City should adopt into the
building codes in whole or parts. Boulder is adopting the
2012 codes. Longmont is looking at adopting them.
1. Report from Board members on the Significant
changes for 2012
–
a. Structural – Matt –
There are no significant
changes between the 2009 and 2012 codes.
The changes were more along the lines of
cleaning up the codes. Mike commented at the
installers meeting, they were looking closely at
the wind load for rooftop units due to units
blowing off roofs. The change in the 2012
code is a requirement on attachment. Matt
commented this would be more for seismic

areas.
b. IBC – David –
There is a new Photo Voltaic
section for roof mounted systems and the
material to be used. The new codes also
clarify residential single exits. The guardrail
height for decking is also changed. There is
also a change to window opening protections.
Mike added we might want to look into this one

for high wind issues.
c. Plumbing/Mechanical – Gary –
There are
changes to the length of indirect wastepipe for
restaurants. There is also a change to hot
water heaters and how the temperature is
controlled. It can no longer be done by
thermostat due to inconsistencies. Control

should come from a faucet.
2. ICC 700 & IgCC – Mike –
Current subdivision
builders are building close to these codes already.
For commercial tenant finishes, the switch to the 2009
code helped to get the builders closer. There is
question if parts or all of the codes should be adopted
or possibly make it a voluntary process. Staff and the
Board need to discuss how much would actually
come from these changes, if they happen. It would
take a little while to get the changes implemented.
There would be training for inspectors, which could
