Louisville City Council Meeting <br />February 6, 2001 <br />Page 10. <br /> <br />too costly, the applicant would have the option of new construction. If the existing home <br />is raised for new construction, the footprint should be in conformance with the required <br />setbacks. <br /> <br />Wood noted that the primary issue concerning the landscape plan was preserving some of <br />the mature trees. An assessment of the trees in the field by the Parks Planner and City <br />Forester determined that the excavation would result in significant disturbance and <br />damage within the drip zone of the two existing trees. The two cottonwood trees will be <br />removed and replaced with new trees. <br /> <br />Wood stated that the Planning Commission held a public hearing on January 9th, and <br />approved the Final Subdivision and Final PUD Development Plan for Phase I, with <br />conditions. All conditions have been met with the exception of one related to the need. to <br />finalize the dedication language on the subdivision plat for Outlots A, B and C. <br /> <br />Davidson called for Applicant presentation. <br /> <br />Eric Hartronft, Hartronft-Fauri Architects, 801 Main Street, Suite #300, Louisville, CO, <br />stated that he represents the applicant, Mr. Hale Kell. He reviewed that this project began <br />in November of 1999. He noted that this project demonstrates what has been <br />contemplated in the northern portion of Louisville and stated that there has been some <br />discussion relative to what should be developed. He explained that at one time this <br />proposal included residential development, but concerns were voiced that residential <br />property may not be appropriate in this area. He stated that in light of the SH 42 Corridor <br />Study, this northern area might be considered more closely for development. <br /> <br />Hartronft reviewed the proposal, which consists of two small buildings. He stated that in <br />a previous proposal there were seven office buildings. He noted that one of the buildings <br />has been set back further to allow the SH 42 improvements. He stated that the concept <br />was to create smaller residential scaled office buildings to be compatible with the single- <br />family residential area across SH 42. He stated that the one condition is really a <br />housekeeping matter. <br /> <br />COUNCIL COMMENTS <br /> <br />Mayer asked Planning Director Wood if the proposed Right In/Right Out/Left In drive <br />would be functional. He references a similar drive at Christopher Village and the number <br />of illegal U-Tums that occur there. <br /> <br />10 <br /> <br /> <br />
