<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />DECEMBER 15, 1994 <br /> <br />ITEM: <br /> <br />Final PUD Development Plan for 641 Main Street <br /> <br />APPLICANT: <br /> <br />Ms. Sheri Levine <br /> <br />LOCA TION: <br /> <br />641 Main Street - Southwest corner of Main Street and Pine Street <br /> <br />ZONING: <br /> <br />CC - Community Commercial <br /> <br />AREA: <br /> <br />0.15 Acres - 6,563 square feet <br /> <br />REQUEST: <br /> <br />Approval of Final PUD Development Plan for remodeling and expansion <br />of existing commercial building at 641 Main Street <br /> <br />BACKGROUND <br /> <br />The subject property is located at the southwest corner of Pine Street and Main Street. It consists <br />of the east 87.5 feet of the south half of Lot 21 and the east 87.5 feet of Lot 22, Block 5, Original <br />Louisville Townsite. The property has 75 feet of frontage along Main Street and 87.5 feet of <br />frontage along Pine Street. <br /> <br />The property is located within the area designated as the central business district, which is an area <br />bounded by South Street on the north, the Colorado and Southern Railroad tracks on the east, Elm <br />Street on the south and LaFarge Street on the west. Within this central business district, no front <br />yard, side yard or street side yard setbacks are required. There are also no lot coverage or off- <br />street parking requirements within the central business district. <br /> <br />The property is currently developed with a two story, 2,430 square foot retail and office building. <br />The proposal is to remodel the existing structure and add an additional 1700 square feet in phase <br />I and 1360 square feet in phase II for a total building area of 5490 square feet. The proposed use <br />of the building is for a restaurant, retail space and offices. All of these are permitted uses within <br />the CC - Community Commercial zone district. <br /> <br />1 <br />
