Louisville City Council Meeting
September 4, 2001
Page 9

Engineer indicated that the abandonment of Dillon Road might accommodate a frontage
road.

Keany asked for the applicant's position about construction of the trail. Mehaffy stated
that the applicant would commit to constructing a trail commensurate with other trails in
the neighborhood.

Keany stated that he would accept that, if it could be quantified.

Brown commented that given the grade, slope, and ADA requirements, it could be
difficult to construct a trail. He stated that in fairness, a limit should be put on the
commitment.

Mayer stated that he would quantify the cost of a trail, and estimated the standard price of
$25.00 per linear foot for an 8-foot trail.

Rick Lutes, 806 Spyglass, Louisville, CO, stated that his home was 2,200 SF. He agreed
with the restriction on further building on the site, and on the size of the house. He
commented that the Coal Creek Trail path has steep grades and is a gravel path. Lutes
asked if there were any differences in the ADA requirements for different types of paths.
He asked about the driveway alignment. Planning Director Wood gave Lutes a current
diagram of the driveway.

Tom Deany, 721 St. Andrews Lane, Louisville, CO, stated that he resides directly across
from the proposed land. He complimented Council on their input and discussion on the
questions brought by the neighbors. He voiced concern over the size and look of the
driveway. He concurred with comments that the Coal Creek Trail is a hard dirt path. He
asked for assurance that people will be able to utilize the trail. He stated that a gravel or
hard pack trail is acceptable. He voiced reservation on how binding the agreement is
when the property changes hands.

Sisk asked Mr. Deany for the total SF of his home. Deany responded 4,000 SF.

Sam Pottinger, 720 Orchard Drive, Louisville, CO, stated that Mr. Deany's quote of the
square footage of his home did not include the garage.

Mehaffy stated that he had nothing further to add.

Sisk closed the public hearing.

COUNCIL QUESTIONS

9
