Motion passed by unanimous voice vote. <br />Robinson presented the following findings: <br /> <br /> Background <br /> Located in Colorado Technology Center (CTC) <br />o <br /> Property is 349,940 SF and zoned Planned Community Zone District – <br />o <br />Industrial (PCZD-I) <br /> The Commercial Development Design Standards and Guidelines <br />o <br />(CDDSG) regulate development of this property, per the Business <br />Center at CTC General Development Plan (GDP). <br /> <br /> Site Development <br /> Land Use: Office and R&D, as permitted under the GDP <br />o <br /> Site Amenities: Interior courtyard and overlook landing <br />o <br /> Vehicular Circulation: Two separate parking lots with one access each <br />o <br />off of Taylor <br /> <br /> Parking <br /> CDDSG Standard: 4 spaces per 1000 SF <br />o <br /> Proposal: 2.9 – 3 spaces per 1000 SF <br />o <br /> Transportation Demand Management Plan: Current use, cycling, <br />o <br />carpooling, and transit <br /> Future Use: Ability to provide parking at 4 spaces per 1000 SF <br />o <br /> <br /> Trail <br /> Would eventually connect Coal Creek to Mayhoffer 15 Open Space <br />o <br /> Landing would include benches and fence to prevent crossing of Hwy <br />o <br />42 <br /> Trail would be marked “Private” until City completes connection <br />o <br /> <br /> Architecture <br /> Materials Used: Weathered steel, concrete, and translucent and clear <br />o <br />glazing <br /> Architectural Accents : Clearstories, glazing, and shadows created by <br />o <br />articulation <br /> Articulation: both horizontal and vertical, shielded from Hwy 42 by berm <br />o <br /> <br /> Site Features <br /> Landscape Plan: Intended to look more natural with less formal <br />o <br />landscaping <br /> Drainage: Series of retention and infiltration areas instead of detention <br />o <br />pond <br /> Lighting: To be kept to the minimum safe level <br />o <br /> <br /> Staff Recommends approval of this request. <br /> <br />
