Louisville City Council Meeting
September 3, 2002
Page 5

Johnstone reviewed the criteria listed in the CDDSG and the PUD section of the
Municipal Code, which allows the option of requesting an additional wall sign for a retail
center, however, Staff has questioned the "precedent" that may be started with this
amendment. The Planning Commission reviewed the request and recommended approval
of the amendment to the City Council. The Commission felt that the sign was needed to
provide adequate visibility for Atlanta Bread's business. The recommended approval of
this sign was for the Atlanta Bread Company only, and if the applicant no longer
occupies the building, it was conditioned that the entire sign package must be removed
and the wall must be repaired to it's original state.

Johnstone discussed whether the sign should be individual letters or if the sign should be
placed on a stucco and wire-mesh background, mounted directly to the brick wall. The
Planning Commission chose the wire-mesh background as an attempt to match the
adjacent eligible sign areas. Staff questions the design of this wire-mesh design for the
signage in this location and believes that the design would not match the building
architecture. He stated that Resolution No. 30, Series 2002, includes the following two
conditions forwarded from the Planning Commission:

1. Sign to be installed on Wire Mesh Background
2. Sign is approved for this applicant only - the Atlanta Bread Company

Davidson called for Applicant presentation.

Joe Vessels, Co-Owner of Atlanta Bread, 321 S. McCaslin Blvd, Louisville, CO, asked
for Council's preference on the type of sign. He stated that they would agree to the terms
set forth in the Resolution.

COUNCIL COMMENT

Sisk asked Principal Planner Johnstone if granting this request would set a precedent for
other retail merchants along McCaslin Blvd.

Johnstone stated each request should be considered on its own merits. He noted many
retail businesses have frontage along McCaslin Blvd; however, Atlanta Bread does not.

Sisk voiced his concern relative to a precedent set with request. He asked Staff for their
preference on the particular type of sign. Johnstone stated that he felt the stucco would
appear as an artificial architectural treatment and Staff prefers leaving the brick as a
background.

Davidson asked if the applicant had a preference on the type of sign.

Sheila Vessels, Co-Owner for Atlanta Bread, voiced her preference for a stucco
background to the sign and felt that would be consistent with the rest of the commercial
buildings.
