All solid fencing and <br />landscaping over thirty (30) inches in height shall be located <br />outside the vision clearance areas. <br /> <br />Screeninq <br /> <br />Under sections 17.16.110 and 17.20.130 of the Louisville Municipal <br />Code parking areas adjacent to residential uses shall be screened <br />by a sight obscuring fence which is no less than 5 feet and no <br />greater than 6 feet in height. staff is requesting that the <br />applicant install such a fence along the south property line <br />between the residence and the west parking area. <br /> <br />site Liqhtinq <br /> <br />staff has requested additional information on exterior, on site <br />lighting. The applicant has indicated that exterior lighting will <br />be minimal and will be designed so as not to direct glare towards <br />any residential use. <br /> <br />STAFF RECOMMENDATION: <br /> <br />staff recommends approval of the Special Review Use and final <br />development plan subject to the following conditions: <br /> <br />1. The applicant shall install a sight obscuring fence no less <br />than five (5) feet and no greater than six (6) feet in height <br />along the south boundary of the west parking area. The fence <br />shall be installed prior to the issuance of a Certificate of <br />Occupancy to the daycare facility. <br /> <br />2. The applicant shall relocate the modular unit outside the <br />vision clearance area and install all landscape improvements <br />shown in phase I prior to issuance of a Certif icate of <br />Occupancy to the proposed daycare facility. <br /> <br />PLANNING COMMISSION ACTION: <br /> <br />Resolution No.5, Series 1992, declares approval by the Planning <br />commission and recommends same to City Council. The Commission may <br />also recommend approval with conditions or deny the request. <br /> <br />3 <br />
