rest of the work. Dennis Maloney will check if the problems noted in his
survey were relevant to the Golf Course and should be included in the design.
Jeff Cordes addressed the discrepancies between the items listed in their
Construction Services Agreement and Kevin Norby’s hole-by-hole plan. All
items were answered in the latest version apart from
Costing the new forward tee on Hole #2
o
Some prices were still included for tree work. Joe Stevens advised
o
that this would be part of the Tree Removal and Maintenance Plan
and should not be part of the LU cost
The Board discussed the various costed items in the LU Estimate in general
descending order of cost:
The Board expressed concern that there was no costing detail for the
o
largest single cost item – replacement of the Irrigation System. Both Joe
Stevens and Jeff Cordes stated that sufficient due diligence had been
done with Brian Keighin on this and the $2.12M number could be
considered safe. It was noted that the $2.19M number showed a 3%
increase from the $2.06 number quoted in December. It was also noted
that the cost of replacing the Booster Pump had increased by a significant
amount from the prior replacement in early 2013. It is possible that FEMA
will cover 100% of the cost or relocating the booster pump out of the flood
plain.
Jeff Cordes noted that results from core sampling of the greens had not
o
been received. If green remediation needs work on more than the top 4”
of soil, the price could significantly increase – hopefully within the amount
of the contingencies.
There is a lump sum allowance of $485K in the LU estimate to cover
o
Stream Channel work, this covers the items related to bridge abutments
etc. in the Hole by Hole Analysis but is liable to change based on
requirements from the Army Corps of Engineers.
The estimate for Pond Dredging in the estimate is very tentative.
o
There are contingencies in the estimate for Owner $255K and Contractor
o
$200K which are considered conservative.
The estimate contains $52K for Earthwork. This is fixing swales etc.
o
There is no line item in the estimate for fixing the parking lot. Since this
o
should be covered by FEMA, the cost of this will be substantially mitigated
The Board reviewed the items in the Maintenance/Contingency/Allowance
Section of the Estimate
The Board’s opinion is that the $250K identified for Maintenance Building
o
Improvements is non-urgent and should be deferred
Items relating to tree work are not part of the LU remit
o
The fountain in the pond on Hole 8 is a luxury and should be deferred
o

··
Parks and Recreation Department 749 Main Street Louisville, CO 80027
·
(303) 335-4735 FAX (303) 335-4738
www.louisvilleco.gov
Parks Recreation Senior Services O
Golf
12
