Open Space Advisory Board <br />Minutes <br />January 8, 2014 <br />Page 6 of 10 <br />Laura: the Church building and lot lowers the suitability of land for open space <br />because it is developed. Mike: Sees high value in riparian area of property but <br />the entire project property was considered against the other 25 or so properties <br />as open space, most of which are not developed. <br />Mr. Hannah: We value this group of properties as connected green space and <br />ask OSAB to consider the value of the property in context. <br />Mike: As a point of clarification, OSAB does not consider price when evaluating <br />property. <br />Joel Hayes, 187 Harper Drive <br />Mr. Hayes demonstrated the location of his home on map, pointed out the <br />proximity to the mobile home park, senior center, school commuters and <br />picnickers. Connectivity of the project property to parks and community spaces <br />is important. Requests OSAB reconsider Fee's in Lieu and request maintaining <br />connectivity of parcel. <br />Judith Champion, 1603 Cottonwood Drive <br />Noted the white dotted line on map is the current footprint of the church. <br />Cottonwood Creek HOA would like the church footprint to be redeveloped, and <br />the rest of the land preserved. If the land was subdivided would the parcel be <br />more attractive to OSAB? <br />Missy: OSAB can only evaluate what is before us, not hypotheticals. <br />Linda: Has the church indicated it is willing to subdivide? <br />Judith: No. <br />Peter Geise, 365 Jackson Circle <br />Question: Does the City currently own the parking spaces used for Cottonwood <br />Park? Joe: No. <br />Mr. Geise coaches soccer at the park and raised the following concerns: Access <br />to Cottonwood Park, parking, safety access and access for park maintenance <br />vehicles. Mr. Geise wants more research on commuter traffic impact. <br />Jean Morgan, 1131 Spruce Street <br />Boulder Audubon Society Letter dated 2008 encourages conservation or riparian <br />area at Goodhue Ditch. The letter has been included in the minutes. <br />Alex Bradley 1385 Caledonia Circle <br />Has concerns about the future HOA maintenance on proposed 1.15 ac. Notes <br />that public interest in this issue is high. Has both a 2 and 6 year -old and feels <br />safety of kids is compromised with proposed development due to the proximity of <br />the road to the Park. Feels parking will be an issue. Feels value of Cottonwood <br />Park will decrease. Notes that with Alfalfa's moving in, open space would be <br />highly visible and valuable. <br />Eric Schroeder, 165 Harper Drive <br />7 <br />
