Tract C _ <br />Final Development Plan - Public Hearing. <br /> <br />Louisville Plaza, Inc. <br /> <br />APPLICANT/OWNER: <br />ZONING: <br /> <br />Planned Community Zone District - Commercial <br /> <br />LOCATION: <br /> <br />Tract C, Lot 1 Louisville Plaza _ <br />Northeast corner of South Boulder Road <br />and S.H. 42. <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of a final development plan <br />to construct a commercial/retail building. <br /> <br />BACKGROUND: <br /> <br />The applicant is requesting authorization to construct a 7,491 <br />s.f. commercial/retail building on Tract C. Tract C was approved <br />as a 9,350 s.f. freestanding building site on Lot 1 of the Louis- <br />ville Plaza Subdivision Plat and Final Development Plan approved <br />in October of 1990. <br /> <br />Access to the site is governed by the approved Louisville Plaza <br />Final Development Plan and the State Highway 42 Access Control <br />Plan. Principal access to the site will be served by a 3/4 <br />movement (no left out) ingress egress point on South Boulder Road <br />located immediately to the west of Tract C. A full movement, <br />signalized intersection at Plaza Drive will be located 600 feet <br />to the east. <br /> <br />The proposed orientation of the building has been shifted from <br />the original configuration on the approved final development <br />plan. The longer building frontage has been turned to face the <br />east, parking area, rather than South Boulder Road. The build- <br />ing will provide tenant finish area for two tenants. Blockbuster <br />Video will occupy 6,000 s.f.; the other 1,490 s.f. space has no <br />designated tenant at this time. <br /> <br />Building height will be 18 feet. Exterior walls,as proposed, <br />will be a combination of ground and split face concrete block <br />similar to the K-Mart and King Soopers exterior treatment. The <br /> <br />1 <br />
