<br />east elevation will be the principal building facade and will <br />incorporate a series of 5 foot high fabric awnings below a 4 foot <br />wide stucco band. The awnings will wrap around on portions of <br />the south, west and north building elevations. <br /> <br />The building will have a 20 foot setback from South Boulder Road <br />and will have a finished floor elevation that is approximately 4 <br />feet higher than the detached sidewalk adjacent to South Boulder <br />Road. The trash dumpster will be enclosed by an 8 foot high <br />masonry wall and painted metal gates. <br /> <br />STAFF COMMENTS: <br /> <br />There were three primary concerns raised by staff upon review of <br />the initial submittal. A reduction of landscape area, and park- <br />ing spaces were two issues raised as a result of relocating the <br />building foot print. Over signage of the building was also a <br />concern raised by staff. These concerns have been resolved as <br />revisions to the final development plan. <br /> <br />Landscape Area <br /> <br />Construction of a 7,500 s.f. building on Tract C as shown on the <br />approved final development plan would yield 6,850 s.f. of land- <br />scaped area. The proposed building orientation as revised, <br />11/5/91, provides for a total of 4,750 s.f. of landscaped area. <br /> <br />Staff supports the proposed configuration based upon the rein- <br />statement, on the revised plan, of approximately 1,200 s.f. of <br />landscaped area and the addition of landscape materials. The <br />approved final development plan provides for a building expansion <br />area on tract C which would have allowed for the construction of <br />a 10,800 s.f. structure yielding only 3,750 s.f. of landscaped <br />area. <br /> <br />Parking <br /> <br />The proposed reorientation of the building results in the loss of <br />ten parking spaces adjacent to the north building elevation. <br />Staff supports the reduction of parking spaces because it in turn <br />eliminates the need for drivers to execute hazardous backing <br />movements into a principal drive aisle. The drive aisle in front <br />of the building as been widened also. The applicant has provided <br />4 additional spaces adjacent to South Boulder Road and a pedes- <br />trian cross walk across the principal drive aisle adjacent to the <br />north building elevation. <br /> <br />2 <br />
