Storck <br /> <br />A portion of parcels 1 and E, Centennial Valley, east of McCaslin <br />Blvd., north of Century Drive. <br /> <br />APPLICANT: <br /> <br />LOCATION: <br /> <br />ZONING: <br /> <br />Planned Community Zone District - PCZD- Residential <br /> <br />REQUEST: <br /> <br />The applicant requests a recommendation to City Council for approval of a final <br />subdivision plat and development plan for the development of 85 lots of single family <br />housing. <br /> <br />BACKGROUND: <br /> <br />At the regularly scheduled meeting of the Planning Commission on September 10, 1991 the <br />Commission approved a preliminary subdivision plat and development plan for Cherrywood <br />II subdivision. <br /> <br />Cherrywood II is proposed as a single family development on approximately 17.7 acres in <br />Homart's Centennial Valley project. The parcel is currently unplatted and is designated <br />on the Centennial Valley General Development Plan as a portion of Parcels E and 1. <br /> <br />The General Development Plan was recently amended as part of the third amendment to <br />the amended and restated development agreement. As a result, residential development <br />may occur on Parcel E, which had previously been designated as commercial. The portion <br />of Parcel 1, which is a part of the subject property, is currently designated as multifamily. <br />The balance of Parcel 1 is under development as Centennial Heights Subdivision. <br /> <br />The Chenywood II development plan shows 85 single family detached units with an <br />average lot area of 6,000 s.f., which results in a density of 4.8 dwelling units per acre. The <br />proposed density is comparable to the Cornerstone Subdivision, which was approved at 5 <br />units per acres. Median lot area for the Centennial Heights Subdivision is approximately <br />7,800 s.f. resulting in a density of 4.2 dwelling units per acre. <br /> <br />There are four outlots designated on the preliminary plat. Outlot A is located on Century <br />Drive and will be a storm detention area to be maintained by a private homeowner <br />
