<br />association. Outlot B is a pedestrian linkage to the City Recreation Center property and <br />will be privately maiatained. Outlot C is a landscaped corner feature at McCaslin/Century <br />Drive and wiD be public. Outlot D is a pedestrian linkage which will be installed by Storck <br />through Centennial Heights subdivision to Mulberry Street <br /> <br />STAFF COMMENTS: <br /> <br />Storck originally presented Cherrywood II in conjunction with a second development <br />proposal known as The Village at Cherrywood II. The Village, which was proposed for the <br />adjoining IS acres of land to the north, was planned as 605 units of single family detached <br />homes to be marketed as an adults-only community. <br /> <br />On September 30, the applicant notified staff by telephone that development of the <br />property, as proposed, would be unacceptable due to the subsidence potential. The <br />applicant withdrew the application for The Village at Cherrywood II. (The Subsidence <br />Investigation Study prepared by Dames and Moore for the State of Colorado Division of <br />Mined Land Reclamation in 1986 rates the subsidence potential for the parcel as low). <br /> <br />Up to this point, Staff and Commission review of the project has been based upon the joint <br />submittal and the understanding that street layout, access, drainage and sanitary sewer <br />design would be linked together. Staff concerns as a result of the separation of the two <br />developments are as follows: <br /> <br />1. Any future single family residential project adjoining Cherrywood II should have <br />local street connection to Cherrywood II. This directly affects Phase III, including the cul- <br />de-sac. <br /> <br />2. The Cherrywood II street layout, drainage plan, master utility plan (sewer) should <br />be revised to accommodate future development of adjoining land. <br /> <br />Storck has verbally agreed to re-design Phase III of Cherrywood II if they purchase the <br />adjoining land for single family homes. Homart has verbally agreed to not develop the <br />adjoining land as single family homes unless Storck purchases or agrees to re-design Phase <br />III. <br /> <br />STAFF RECOMMENDATION: <br /> <br />Recommend approval to City Council of the Cherrywood II Final Subdivision Plat and <br />Final Development Plan with the following condition: <br /> <br />If Storck or the then owner/subdivider of Cherrywood II acquires land <br />adjoining Cherrywood II for development of single family homes, they will <br />re-design Phase III prior to its development to include such adjoining land <br />and submit a re-subdivision for City approval. <br />
