Business Retention & Development Committee <br />Meeting Minutes <br />March 3, 2014 <br />Page 2 of 3 <br />RETAIL BROKER ROUNDTABLE PLANNING: <br />The Broker Roundtable is scheduled for Marchl3th at 11:30 am. Economic Development <br />Director Aaron DeJong prepared a list of questions for the Brokers. At the February 25, 2014 <br />City Council meeting, Council added some questions. The questions were reviewed and <br />discussed. <br />Commissioner Michael Menaker suggested a downloadable brochure. <br />Chair Dalton suggested asking: Is there a market you think we should specialize in? <br />Commissioner Menaker added: and if so, what do we need to do to make that happen? Fiber <br />investment? Energy investment? DeJong noted that the focus will be on retail. City Manager <br />Fleming asked: how do retailers get connected with space? <br />Commissioner Angell suggested keeping the focus narrow rather than broad. <br />Dave Sinkey asked: How do we compare to other communities in the region with rental rates? <br />DeJong will moderate. <br />Chair Dalton reiterated that, assuming the information gathered is useful, he would like this to be <br />an annual meeting. <br />Commissioner Menaker suggested giving the Brokers VIP passes to the Street Faire. <br />Commissioners Tienken and Pritchard will put something together. <br />CBRE Q4 213 NW DENVER MARKET REPORT: <br />DeJong shared the CBRE Q4 2013 NW Denver Market Report. For the commercial market, the <br />4th quarter 2013 was relatively flat. <br />Louisville held onto a large employer when CableLabs renewed their lease. <br />Area vacancy rates are at 25 %, which is slightly up. <br />It was suggested that a representative from CBRE be on the agenda for a future meeting. <br />RETENTION MEETINGS: <br />Avista Hospital — DeJong and Fleming visited with CEO Dennis Barts. Avista is considering a <br />second location in Westminster. They are planning a women's care center with a conference <br />facility. Sue Loo noted that Avista has won a lot of awards. Fleming said Avista faces significant <br />competition and that CEO Barts seems to be making positive changes. <br />Horizon Ag — DeJong, Pritchard and Ross Bowdey visited Horizon Ag. They moved in to their <br />location in April 2013. They received a Business Assistance Package from the City. They are <br />very happy with their location. <br />3 <br />
