Mayer felt the cul-de-sac was sort of blocked off from Lots 1 and 2. He wanted to make sure there
was enough room for the fire trucks.

Kreutzman assured Mayer there was more than enough room for fire trucks. The cul-de-sac was
created that way as a design element.

Mayer pointed out that they were asking for some relief on Lot 2 for sub-standard frontage on a cul-
de-sac. He was concerned that the homes in the drawings were being represented as to what will be
on the property. If so, then it would maybe have to be reflected on the PUD or in the Annexation
Agreement.

Kruetzman stated that the Planning Director had suggested he do a preliminary concept sketch and
some architectural renderings of the PUD.

Sisk asked about the open space dedication on the property.

Wood stated that this plan would require cash-in-lieu of payment.

Sisk felt that with a cash-in-lieu of payment Kruetzman would be receiving the equivalent to one lot,
which was an issue he wanted addressed.

Lathrop was concerned with the narrowing of the access road to 20', as right now it is about 30'. He
would not support the 20', but would at 30'.

Howard wanted a stipulation on the PUD or have an Annexation Agreement stating the sizes of the
homes proposed. He also did not want the narrow 20' road.

Kruetzman felt the 2,200 s.f. to 2,800 s.f. homes proposed were ideal for the neighborhood. He
stated that the feedback at the neighborhood meeting was positive toward the subdivision.

Levihn suggested going in a little farther on the cul-da-sac to give more frontage to Lot 2.

Davidson asked that the City Attorney look into the liability the City would have if Council approved
a street that was narrower than typically allowed for fire and emergency access.

Mayer moved that Council forward the annexation and zoning request for 601 Johnson Street on to
the Planning Commission with Council comments. Seconded by Sisk. All in favor.

RESOLUTION NO. 28, SERIES 1996 - APPROVING A FINAL PUD DEVELOPMENT
PLAN FOR LA QUINTA INN - CENTENNIAL VALLEY, LOT 3, PARCEL H, 2ND FILING

Paul Wood, Planning Director, stated that this is for a 63,325 s.f., three-story, 120 guest room La
Quinta Inn on 3.6 acres with a building coverage of 16% and a floor area ratio of .40.
