Mayer moved that Council approve Resolution No. 27, Series 1996, Cheng's Garden Final PUD
amendment. Seconded by Howard.

Sisk offered a friendly amendment that states ".... with pigmentation inside the lens. "

Mayer and seconder Howard accepted that. All in favor.

Mayer pointed out that this is the type of item, that he had suggested a couple of months ago, that
the City have a minor PUD amendment process for. He asked about the progress on that.

Wood stated that they have not had time to put that together.

DISCUSSION/DIRECTION - LETTER OF INTENT TO ANNEX - .67 ACRES AT 601
JOHNSON STREET - ZUKAITIS/KRANKER PROPERTY

Paul Wood, Planning Director, stated that the intent would be to incorporate 601 Johnson Street with
the Kranker property, 1.5. acres. Density remained the primary issue. The applicant was requesting
to zone the 601 Johnson Street parcel to SF-MD. The revised plat reflected six lots and the existing
lot/home of Scott Kranker.

Davidson called for the applicant's presentation.

Dave Kreutzman, 1392 Mountain Pine Road, Sugarloaf, Boulder, Colorado, stated that the number
oflots had been reduced by two and the fire access issue had been resolved. The custom houses are
each unique and fit the character of the surrounding neighborhood. The lots are over 1/3 acre in size.

Scott Kranker, 700 Johnson Street, Louisville, Colorado, stated that he had grown up in the
neighborhood and was pleased with the proposed development of this property.

Davidson called for Council comments or questions.

Mayer asked if the remaining property where the road stops would be dedicated to the City.

Kreutzman stated that the parcel he owns has a 15' finger that comes down in front and jogs to 20'
in front of the Kranker residence. It will be cleaned up and dedicated to the City. He reviewed the
drawings.

Mayer's main concern was the road that narrowed down to 20'.

Kreutzman stated that the only thing they could do would be to move the property line on the
Kranker residence back. He pointed out that there is a beautiful big 120 year old Blue Spruce sitting
right in front of the house that would have to be moved back the 2' - 3'.

6
