Traffic Impacts on 96th <br /> <br />Increased traffic volume will be internal to the site and is not <br />expected to impact 96th Ave. <br /> <br />10. Trash <br /> <br />Trash compactors and containers with closed lids will be uti- <br />lized. The trash compactor wil1 be enclosed by a 6 foot fence. <br /> <br />11. Community Issues <br /> <br />Daycare facility wil1 only be open to STC employees. The pro- <br />posed daycare facility will provide employees with infant care <br />and care for mildly ill children. There is a shortage of facili- <br />ties within the county that offer this type of care. <br /> <br />Referral Comments <br /> <br />Currently approved parking ratio based upon 70 parking spaces for <br />a 20,000 s.f. building is 3.5 spaces per 1,000 s.f. of floor <br />area. A facility expansion up to 49,000 s.f. would result in a <br />parking ratio of 3.8 spaces per 1,000 s.f. based upon the provi- <br />sion of 190 parking spaces.. staff supports the proposed parking <br />ratio of 3.8 as an increase over the 3.5 ratio. Ultimate build <br />out of 52,000 s.f. would result in a parking ratio of 3.6 spaces <br />per 1,000 s.f. <br /> <br />The Department of Community Services has reviewed and has no <br />conflicts with the proposed landscape plan. <br /> <br />The Engineering Division has requested revisions to the master <br />drainage plan and is reviewing water and sewer services in ac- <br />cordance with existing agreements. <br /> <br />The on site child care facility will be subject to" Minimum Rules <br />and Regulations for Child Care Centers" as adopted by the Colora- <br />do Department of Social Services (8/89). <br /> <br />( . . <br /> <br />3 <br />
