CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />August 20, 2014 <br />APPLICANT: Lynn Tindall <br />OWNER: Same <br />STAFF PLANNER: Sean McCartney, Principal Planner <br />LOCATION: 963 Sunflower Street, Lot 76, Centennial 8 Sub. <br />ZONING: Residential Estate (RE) <br />REQUEST: Case #14- 031 -VA — Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow an <br />addition to an existing home, creating a lot coverage of 27% <br />where 20% is the maximum permitted. <br />SUMMARY OF PROPOSAL: <br />The applicants, Lynn Tindall, request a variance from the maximum lot coverage <br />requirement of 20% in the Residential Estate (RE) Zone District to replace and expand an <br />existing 120 SF deck with a 288 SF deck on the west side of 963 Sunflower Street. The <br />new deck will have a roof covering approximately 180 SF. The 6,002 square foot lot <br />currently contains a 1,974 square foot, three bedroom, two bathroom, single - family split - <br />level house. The structure on the lot has a footprint of 1,433 square feet resulting in <br />existing lot coverage of 24% (1,433 SF footprint / 6,002 SF lot). <br />1 <br />
