The applicant is seeking to expand the rear deck on the west side of the house. The <br />footprint of the proposed addition is 188 square feet, and would increase the total lot <br />coverage to 27% (from 1,396 square feet to 1,621 square feet). The RE Zone District <br />allows a maximum lot coverage of 20 %. The proposed improvements would exceed the <br />maximum lot coverage permitted under the zoning code by 7 %. An approval of a variance <br />from the requirements of the Municipal Code is required before a building permit can be <br />issued. <br />BACKGROUND: <br />The existing home 963 Sunflower Street was built in 1990 in the Centennial 8 subdivision. <br />The building exceeded the 20% lot coverage established for the RE zone district at the <br />time of construction. The subdivision was approved as a Planned Unit Development <br />(PUD) under Section 17.28 of the LMC. Section 17.28.110 of the LMC states the yard and <br />bulk requirements of the underlying zone district apply unless they are specifically modified <br />by the PUD. The Centennial 8 PUD modified the setback requirements for the houses in <br />the subdivision, but did not modify the lot coverage. <br />2 <br />
