The applicant is wishing to expand their existing 10 foot by 12 foot rear deck to allow an <br />additional "L" shaped deck roughly measuring 15 feet by 24 feet, an increase of 188 <br />square feet. <br />do4 ' <br />15! <br />1 <br />r.ar.k� L ",q, <br />Decks more than 30 inches above grade are counted toward lot coverage in the LMC. The <br />purpose of the expansion is to provide additional outside usable space for their two year <br />old son. The 15 foot rear yard setback will also be retained — the existing deck is located <br />approximately 20.5 feet from the western (rear) property line, and the new deck will be <br />located approximately 15.5 feet from the same property line. <br />The side setback requirement is 5 feet and the deck will retain a 7.5 foot side yard setback. <br />The underlying RE Zone District allows a maximum lot coverage of 20 %. The RE zone <br />district, however, does not match well with the Centennial 8 neighborhood. The minimum <br />lot size allowed in the RE zone district is 12,000 square feet, while the majority of the lots <br />in the Centennial 8 neighborhood are approximately 6,000 to 7,000 square feet. The <br />applicant's lot is 6,002 square feet. The entire Centennial 8 subdivision, and indeed a <br />sizeable portion of the City which is zoned RE, does not fit the current yard and bulk <br />standards of the RE zone district. It appears a majority of the homes in the Centennial 8 <br />Subdivision exceed the maximum allowed lot coverage in the RE zone district. <br />A more appropriate zone district for this subdivision appears to be Residential Low Density <br />(RL). The minimum lot size in RL districts is 7,000 square feet and the maximum lot <br />coverage allowed is 30 %. There are no zone districts with a minimum lot size of less than <br />7,000 square feet. The areas of the City that do not fit the current RE zone may need to <br />be rezoned at some point. A rezoning of this magnitude, however, will be time - consuming <br />3 <br />
