<br /> <br />Ken Johnstone stated that the notice of public hearing was posted and advertised in the Louisville <br />Times on May 2, 1998, and posted in City Hall and mailed to property owners on May 1, 1998. <br />The mailing to surrounding property owners was extended somewhat from the 500-foot radius so <br />that we could include full developments whether they be condo developments or residential <br />neighborhoods. Planning Commissioners verified that they were familiar with the site. <br />Commissioner Pritchard disclosed that he is a shareholder of Walmart, but in no way would that <br />alter his opinion on this particular project. <br /> <br />Staff Report and Facts and Issues: <br /> <br />Ken Johnstone gave a brief description of the replat and final development plan on the existing <br />Parcel ‘O’ Centennial Valley which would replat the two remaining existing large lots on the west <br />side of Dahlia Street behind the private loop road. The replat would split the undeveloped 27 <br />acres into three lots, two relatively large, and then a smaller lot in between them. Sam’s Club is <br />proposing to develop a 128,000 sf. warehouse club on a 13.15 acre lot, which would be directly <br />south of Albertsons and adjacent to Dahlia Street. Mr. Johnstone summarized the details of this <br />matter. <br /> <br />Commission Questions: <br /> <br />Commissioner Klahn asked about the fire code review which was given to the Planning <br />Commissioners just before the meeting. She wondered how this will effect the decision that the <br />commissioners will make. Mr. Johnstone stated that the Fire Marshall indicated that he would <br />require that 25-foot fire lane across that whole property line. He also requested that it be <br />extended all the way out to Dahlia. The building code setback along the property line is the <br />biggest issue. <br /> <br />Applicant Presentation: <br /> <br />Mr. Walter A. Koelbel, Jr., President of Koelbel and Company, introduced Steve Wilson, <br />Michelle Wilson and Kurt Prinslow of CLC who are the architects, planners, engineers and <br />landscape architects for this project. Joe Henderson will be available to speak to some of the <br />traffic issues and Jeff Sheets of Koelbel and Company is also available. Mr. Koelbel explained <br />that they have taken a number of City Council’s comments, much of which is related to landscape, <br />architecture and traffic, and have further modified the plans to bring forward to the Planning <br />Commission. <br /> <br />Steve Wilson with CLC Associates, 8480 East Orchard Road, Englewood, Colorado. Mr. Wilson <br />gave an overview of the Sam’s Warehouse philosophy and noted that it is a membership facility <br />which will be reflected on the signage for this project. Mr. Wilson addressed the noise of the <br />trash compactor and stated that the cut sheet indicates that the decibels of the compactor at <br />ground zero range anywhere from about 65 to 80 decibels.
