they drop down close to 50 decibels, assuming there is no screening around the compactor. A
letter from Wal-Mart was distributed and entered into the record regarding the truck deliveries to
the Sam’s Club. Mr. Wilson gave a brief explanation of the project and was available for
questions.

Kurt Prinslow, Landscape Architect for CLC Associates. Mr. Prinslow has increased the amount
of Evergreen trees around Dahlia and the ring road, per City Council’s request, by approximately
20 percent. There has also been additional landscaping added to the east and the south sides of
this site. The request to increase the pedestrian area in front of the building was also addressed.
Mr. Prinslow discussed the differences between the Gateway Design Guidelines and the
Commercial Development Design Guidelines and Standards.

Michelle Wilson, Project Architect for Sam’s Club. Ms. Wilson spoke briefly about the building
materials and provided a color board for the Commission’s review. Ms. Wilson also spoke about
the pedestrian plaza areas and how they have worked to meet all of the criteria and harmonize
between all of the other buildings within the Lot 10 development. Ms. Wilson stated that there
are several modifications that can be made to this building which would meet the criteria and the
intent of the building code.

Joe Henderson, Senior Engineer with Transplan Associates in Boulder. Mr. Henderson prepared
the traffic impact study for this project and gave a brief summary of the information obtained.

Members of the Public:

Ida Vore, resident at 559 Ridgeview. Ms. Vore is concerned about the use of the building and the
noise and lighting and wondered how both the lighting and sign lighting would effect adjacent
residents. Ms. Vore is also concerned with the truck traffic and the trash compactor and
wondered if the City will have limitations on that. Ms. Vore asked if there will be security
vehicles during off hours which can have lighting and noise problems and if they will vacuum the
parking lot during off hours.

Richard Klausen, 520 Ridgeview. Mr. Klausen is concerned mostly with truck traffic and
increased traffic.

Linda Wolf, 511 Ridgeview. Ms. Wolf wonders if the road will be widened where the trucks
enter the Albertsons shopping center. Ms. Wolf is also concerned with the traffic, noise and
lighting as well.

Derrick Motsonata, 544 Ridgeview Drive, located directly behind the proposed building. Mr.
Motsonata agrees with all of his neighbors and in addition is concerned with the height of the
building. He also reiterated his concern about the noise that will come from a development of this
size could possibly bring.
Planning Commission Questions of Applicant and Staff:

6
