<br /> <br />Commissioner Klahn asked that the applicant clarify how the landscape plan is presently <br />constructed in accordance with the CDDSG. Mr. Prinslow explained that with the Commercial <br />Design Guidelines there is 18.3% in planting, and then there is another 6% in plaza, open space, <br />sidewalk, pedestrian linkage. The balance is in the improvements to the detention pond, which <br />include additional trees to help the Albertsons in this case as well as the Sam’s Club from the <br />residences on the northeast corner. <br /> <br />Commissioner Van Nostrand asked what the finished floor elevation for Sam’s Club would be and <br />how much higher it would be than the finished floor elevation for Albertsons. Ms. Wilson stated <br />that the finished floor elevation for the Albertsons building is 61.5, whereas the finished floor <br />elevation for the Sam’s building is 63, so it is 1 ½ feet taller. The average building height for the <br />Albertsons was 26 feet, while the average building height for the Sam’s was 28 feet. Therefore, it <br />has given a difference of somewhere between 3 ½ to 4 feet total between the two projects, with <br />respect to both the finished floor elevation and the average building height. <br /> <br />Commissioner Van Nostrand asked how Sam’s Club would feel about a note on their PUD that <br />restricted and/or prohibited outdoor sales in their parking lot. Mr. Wilson stated that they wanted <br />to have the ability to be able to have outdoor sales if they ever wanted to. Commissioner Van <br />Nostrand stated that they could always come back and ask permission to have outdoor sales. <br /> <br />A five minute recess was taken. <br /> <br />Chairman Boulet is concerned about the lack of wall plane off-sets of at least every 50 feet. He <br />asked if Sam’s would be willing to do that. Mr. Wilson stated that he did not feel that they were <br />in a position to do that at this time. Chairman Boulet also is also concerned about the acoustics <br />of the building. <br /> <br />Commissioner Pritchard asked if there is a shared parking arrangement among the tenants of <br />Parcel O. Buzz Koelbel stated that there is a shared parking arrangement. <br /> <br />Commissioner McAllister asked what the anticipated value of the proposed tax rebate to Walmart <br />will be. Mr. Wilson stated that it has not been defined or finalized yet with the City Council. <br />McAllister asked how much more parking they want to have. Wilson answered about 100 <br />parking spaces. McAllister asked if the building code / fire code review would be an obstacle. <br />Wilson stated that he feels it is an issue that can be resolved. <br /> <br />Commissioner Klahn asked if this design of the building provided to the Planning Commission is <br />different than what was provided to City Council. Wilson stated that it is tremendously different <br />and he feels that all of Council’s comments regarding meeting the design guidelines have been <br />addressed at this time. <br /> <br />Staff Summary and Recommendation: <br /> <br /> 7 <br /> <br />
