Members of the Public:

Ida Vore, resident at 559 Ridgeview. Ms. Vore is concerned about the use of the building and the
noise and lighting and wondered how both the lighting and sign lighting would effect adjacent
residents. Ms. Vore is also concerned with the truck traffic and the trash compactor and
wondered if the City will have limitations on that. Ms. Vore asked if there will be security
vehicles during off hours which can have lighting and noise problems and if they will vacuum the
parking lot during off hours.

Richard Klausen, 520 Ridgeview. Mr. Klausen is concerned mostly with truck traffic and
increased traffic.

Linda Wolf, 511 Ridgeview. Ms. Wolf wonders if the road will be widened where the trucks
enter the Albertsons shopping center. Ms. Wolf is also concerned with the traffic, noise and
lighting as well.

Derrick Motsonata, 544 Ridgeview Drive, located directly behind the proposed building. Mr.
Motsonata agrees with all of his neighbors and in addition is concerned with the height of the
building. He also reiterated his concern about the noise that will come from a development of this
size could possibly bring.

Planning Commission Questions of Applicant and Staff:

Commissioner Klahn asked that the applicant clarify how the landscape plan is presently
constructed in accordance with the CDDSG. Mr. Prinslow explained that with the Commercial
Design Guidelines there is 18.3% in planting, and then there is another 6% in plaza, open space,
sidewalk, pedestrian linkage. The balance is in the improvements to the detention pond, which
include additional trees to help the Albertsons in this case as well as the Sam’s Club from the
residences on the northeast corner.

Commissioner Van Nostrand asked what the finished floor elevation for Sam’s Club would be and
how much higher it would be than the finished floor elevation for Albertsons. Ms. Wilson stated
that the finished floor elevation for the Albertsons building is 61.5, whereas the finished floor
elevation for the Sam’s building is 63, so it is 1 ½ feet taller. The average building height for the
Albertsons was 26 feet, while the average building height for the Sam’s was 28 feet. Therefore, it
has given a difference of somewhere between 3 ½ to 4 feet total between the two projects, with
respect to both the finished floor elevation and the average building height.

Commissioner Van Nostrand asked how Sam’s Club would feel about a note on their PUD that
restricted and/or prohibited outdoor sales in their parking lot. Mr. Wilson stated that they wanted
to have the ability to be able to have outdoor sales if they ever wanted to. Commissioner Van
Nostrand stated that they could always come back and ask permission to have outdoor sales.

4
