They would prefer that condition #4 be removed, but they will comply if the <br />Commission wishes. <br /> <br />Betty Solek asked if the finish on the metal was a baked-on enamel or if it has to be painted. It is <br />baked-on. She spoke with Kent Freed regarding the mulch. He clarified that in the areas where <br />there is no planting, they would like to use the rock mulch. She would prefer that they use blue <br />fescue grass because of the heat of the rock mulch. Would the Applicant feel OK with that as a <br />condition? Pavers would be best. Ms. Solek is also concerned about the north and east access <br />road and would like to see porous pavement. Mr. Freed explained that the access road is also a <br />delivery area. <br /> <br />Chris Pritchard asked Staff how many compact parking spaces are on the site - 20%. Some <br />discussion ensued about the sizes of the compact spaces. Mr. Pritchard asked what American <br />Variseal manufactures. They make O-ring seals. Are there any special ventilation needs? No. <br /> <br />Robert McAllister asked, regarding Condition #6, is the Applicant willing to make a commitment <br />regarding color tonight? Yes. The samples are here tonight. <br /> <br />Mr. Boulet feels there is far too much standing seam metal, enough so as to be monotonous, on <br />the western elevation. That wall is completely undifferentiated. He feels there needs to be a <br />different material on the vertical wall, and the roof needs to be broken up. The Applicant feels <br />that the elevation drawings are deceiving because they reduce everything to one plane. He <br />disagrees that changing the material is going to help, and that the intention is not displayed on the <br />elevation drawing, but it is on the perspective. Discussion ensued. Bottom line, Mr. Boulet feels <br />strongly about this. <br /> <br />Mr. Pritchard asked if 21 was correct for the percentage of metal to exist on the building. Yes <br /> <br />Staff Summary: <br /> <br />Staff recommends approval with 9 Conditions. They stand with their recommendation regarding <br />lighting. If the Commission is willing to leave some wall packs, Staff feels particularly that the <br />packs on the east elevation are unnecessary. With regard to materials, Condition #5 could be <br />eliminated if the Commission approves the colors. <br /> <br /> <br />Applicant Summary: <br /> <br />Cliff Goldstein, General Manager for American Variseal. He passed around pictures of other <br />corporate buildings.
