Park. He is particularly concerned with how the corner lots will look which will enter The Park.
Mr. O’Connor feels that CG Press has achieved the look that he would like to see at the entrance
of The Park.

Julie Boston, owner of CG Press, gave a brief description of the operations of CG Press and their
goals when the relocate to The Park at CTC.

Garth Braun presented the architectural details of this project by using a 3-D model. Mr. Braun
described the details of this application. Mr. Braun commented on most of the Staff’s conditions
of approval. Commissioner Klahn suggested that this item be continued. Mr. Braun does not
want to see this project delayed. He expressed his concerns regarding the fact that this is a new
section of The Park and that Staff is taking considerable liberties in deciding to what level the
original PUD was approved for the Park at CTC. There is not a final draft of design guidelines
for applicants to abide by which has presented many problems.

Public Comments:

None.

Commission Questions:

Commissioner Lipton does not feel that his expectations have been met at this point. He was
under the impression that this was going to be more of a mixed use environment. Commissioner
Lipton is mostly concerned with the long walls that need to be treated to make it look less like a
warehouse facility.

Commissioner Klahn would like to add that she is uncomfortable disregarding three pages of staff
recommendations because the applicant believes that they have extreme circumstances. Most of
the conditions are small issues that could simply be worked out .

Commissioner Solek’s biggest issue is the architectural treatment of this building particularly
along Cherry Street. This is the entry piece of this business park and to start out with a statement
of a blank wall along one of the major streets is not a good precedent to set.

Commissioner Pritchard would strongly advise that the applicant work with Staff to resolve this
matter.

Commissioner Van Nostrand is also uncomfortable with the large wall. He was also under the
impression that there would be a significant upgrade from what is currently placed in CTC. He
would like to see upgraded materials used.

Applicant Comments:

10
