discussed.
Applicant Summary:

Erik Hartronft referred to the pro and con discussion of Alternative A and B and that Alternative
B has a lot of drawbacks that are acknowlegded by Staff which the applicant agrees with.
Alternative A is the better solution from an architectural aesthetic standpoint. Mr. Hartronft feels
that a two-story version of this building also has a lot of drawbacks.

Public Hearing Closed/Comments from Commissioners:

Chairman Boulet is concerned about voting for a 29-foot height limit without knowing what it
will do to the rest of the site plan.

Commissioner Pritchard is against the 29-foot height limitation because it reduces the amount of
variety downtown.

??????????????????????????????????????????????????????????????????

Roll Call Vote:
Chris Pritchard, Yes; Sarah Klahn, Yes; Russ Van Nostrand, Yes; Robert
McAllister, No; Bill Boulet, No. Motion passes 4:1.

F. Resolution No. 6, Series 1999, Lot 3, Centennial Valley, Parcel L, Filing No.
1, Amoco Corporation, Preliminary PUD Development Plan and Special
Review Use for a gas station, car wash and oil change facility.

Staff Certification/Planning Commission Disclosures:

Ken Johnstone stated that this Public Hearing was continued from the January 12, 1999, at the
applicant’s request and that notice was re-published in the Daily Camera on January 23, 1999, and
mailed to surrounding property owners on January 22, 1999. The second notice was required to
advertise for this as a Special Review Use in addition to the PUD. All Planning Commissioners
verified that they were familiar with the site.

Staff Report:

Ken Johnstone stated that this is a request for a Preliminary PUD approval and also for
consideration of the Special Review Use for a gas station, car wash and Grease Monkey. Mr.
Johnstone stated that there would be no final action taken on the Special Review Use at this time,
it would only be comments. Mr. Johnstone presented the details of this matter as stated in the
staff report. Mr. Johnstone stated that Staff is recommending approval with a number of
conditions on the Preliminary PUD.

7
