Commission Questions:

None.

Applicant Presentation:

Doug Reed, representing Amoco and Grease Monkey. Mr. Reed reiterated that the site that they
are proposing would be a combined use on the one lot, Amoco with a fuel filling facility and
Grease Monkey to the rear of the lot with an automotive service business. Mr. Reed gave a brief
overview of the site.

Commission Questions:

Commissioner Lipton asked the Staff about the stained block versus the integrally colored CMU
block and if there has been an extensive evaluation and what the reason for the condition is. Ken
Johnstone stated that in general the integral colored block is a higher quality material and that it is
a lower maintenance material.

Public Comments:

None.

Applicant Summary:

Mr. Raisch feels that the comment that it’s a higher quality product is only based upon where you
stand. If you’re more than 15 feet away, you can’t see that it is a higher quality product. Mr.
Raisch would like some input as to the outside storage area.

Commissioner Klahn asked what the hours of operation that they will be working in the storage
area, and what the impacts to the neighborhood will be. Mr. Raisch stated that hours of operation
would basically be 7:30 a.m. to 4:30 p.m. Ken has made a recommendation that nothing be
stored there that is higher than the screening so that nobody will have to see it. Most of the things
that are stored out there are moved very infrequently and are not dealt with on a regular basis.

Commission Comments:

Commissioner Lipton would like to see brick at CTC and not the stained block. Mr. Lipton
would like to see some better renderings of the outside storage and what it will look like in terms
of the screening. He would like to see it totally screened from the adjacent property.

Commissioner Solek likes the updated proposal before the Commission at this time.
